Standard Rental Information

  • Linen (10€/person) and towels (5€/person) are available.
  • Final clean priced at 50€ for a two-bedroom apartment or townhouse, 65€ for a three-bedroom apartment or townhouse and 85€ for a villa.
  • Interim cleans are charged at an hourly rate and the property must be tidy before the cleaners go in.
  • Basic cleaning products are provided with the properties.
  • Late arrivals (between 8pm and 12am) will incur a surcharge of 15€. Arrivals after 12am subject to conditions.
  • Call-outs are normally charged at 15€ but anything involving essential maintenance to the property is free of charge.
  • Welcome packs containing tea, coffee, sugar, milk, biscuits, water, crisps and olives are available for 15€.

Terms and Conditions

Contract

We ask that you please read the general conditions carefully as they form the basis of your rental contract, together with particular details relating to the property being rented.

Payments

A deposit corresponding to 50% of the total rental price will be payable upon making the reservation, and will be required in order to confirm your booking.  No property will be secured until this payment is received by us.  The outstanding amount of the total rental price (including linen, cleaning charge, security deposit and any other additional costs) must be paid no later than 4 weeks (28 days) before arrival.  In the event of a reservation made less than 4 weeks (28 days) prior to arrival, the full amount will be paid.  Your security deposit will be returned to you by way of bank transfer, within 4 weeks (28 days) of your departure, once the property has been checked.  Please provide bank details for the return of this deposit. The cost of your accommodation does not include any extra chargeable services which you may make use of during your stay.

Modifications/cancellation

Once confirmation of the booking has been received, any modifications or cancellation must be made in writing, either by post, fax or e-mail, by the person who made the initial booking.  We will do our utmost to accommodate any modifications you request.  We regret that there will be an administration fee of 20 € for any modifications, plus cancellation fee if applicable.

Cancellation fees are as follows: 

  • More than 3 months before arrival date: 10% of rental fee
  • 90 – 45 days before arrival date: 25%
  • 44 - 30 days before arrival date: 50% 29 - 2 days before arrival date: 80%
  • 1 day before arrival date or after: 100%

We reserve the right to change or cancel your booking.  If we make a change and you do not wish to accept it, you can either take any alternative accommodation we are able to offer you or a refund of the money you have paid to us. 

We will not be responsible to pay any compensation (other than under the terms stipulated above) following a change or a cancellation by us.  Any amendment or cancellation fees you incur by way of other arrangements you have made with other providers under separate contracts are not claimable from us.

In the event of force majeur (natural disaster, fire, adverse weather conditions, flood, epidemic, acts of terrorism, etc) we will have no liability to you.  No monies, including compensation costs, expenses, costs of finding alternative accommodation or any other sums will be paid by us.

Insurance

We strongly recommend that you contract personal travel insurance, to cover any eventualities in your travel arrangements, during your stay, and your personal possessions.  Neither the owners nor ourselves will accept responsibility for property that is lost, stolen or damaged during your stay.

Arrival/departure

Arrival is usually after 3:00 pm.  Departure is by 11:00 a.m.  Should you notify us of an early arrival, we will endeavour to have your property free for occupancy as early as possible, but this of course depends upon prior departures.  In the event of a late arrival (after 7:00 p.m.), please advise in advance, and we will make arrangements for the collection of keys, but regrettably this may incur a small surcharge, subject to the type of arrangements made.

Your property will be checked once you have departed, and any damaged items, additional clean over and above what is considered to be a standard clean, or if the property is left in an otherwise unacceptable condition will be quantified and deducted from your security deposit before returning the balance to you by bank transfer within 4 weeks (28 days) of departure.

Behaviour

Upon making your reservation you accept responsibility for the proper conduct of all members of your party during your stay.  We reserve the right at any time to terminate the stay of any party member/s whose behaviour is unacceptable and therefore likely to cause danger or distress to others, or damage to property.  No refund will be given, nor will we be liable to pay compensation or expenses that you may incur as a result of this.  Any damage caused to persons or property will be paid for by you.

Problems or Complaints

We endeavour to offer the best possible service to all our Clients in order that they may enjoy their stay without worries and inconvenience.  Nevertheless, there may arise a situation whereby you require assistance or advice.  Please contact us on the tel. number provided, at a reasonable time of day (unless it is an emergency), and we will assist.  There may be a small surcharge for a call-out or additional service offered, (this would not include a repair that can be credited to the general maintenance of the property or its installations), so please consider before a call-out if it is really something that cannot be dealt with safely and satisfactorily by yourselves.  If in doubt, please call.

In the unlikely event that you wish to make a complaint, please endeavour to do so while you are here.  This will help both you and us to resolve the situation to the best of our ability.  If however you decide to file a formal complaint once you have returned home, please do so in writing, within a maximum period of 4 weeks (28 days) from the date of departure.  The effectiveness of any complaints received after this date will be hindered by the tardiness of bringing them to light, thus our ability to act will be restricted accordingly.

Pets/smokers

We cordially ask that you respect the no pets/no smoking observations where stipulated on properties.  This is to the advantage of all concerned.

Description

Our descriptions of the properties are generally very comprehensive.  We mention items that are available to tenants.  Ordinarily if an item is not mentioned (television, air conditioning, barbecue, etc), then the property does not have this item.
